Stuttgart/Cologne, December 15th, 2021 – AIF Capital Group, a specialist for regulated alternative investment funds, acquires a daycare center in Cologne-Neuehrenfeld for its “Go Kita” fund. The building comprises around 1,200 m² of space and offers daycare places for 100 children.
The daycare center is run by an experienced operator with a strong credit rating who has signed a 30-year lease. “The newly acquired daycare center in cologne represents a secure long-term investment,” says Daniel Wolf, managing director of AIF Management. “Because in Cologne, as in many places, there is a very high demand for daycare places. As a new building and future-oriented investment, the property is an excellent fit with the existing portfolio,” Wolf adds. The daycare center is located in the middle of a residential area near the SC West Köln sports club.
AIF Capital’s “Go Kita” fund has a total volume of Euro 100 million and was launched in 2018. The aim of the fund is to support municipalities and cities in new construction projects and to meet the high demand for daycare places. This results from rising birth rates, growing interest in early childcare and the legal right to care. According to a study by the Institute of the German Economy, by 2020 there will be a shortage of 342,000 publicly funded childcare places in daycare centers and with daycare providers for under-threes alone.
