Stuttgart, February 16, 2022 – AIF Capital Group, a specialist in regulated alternative investment funds, is acquiring a residential complex in the Brandenburg municipality of Schulzendorf for the individual fund of a major insurance investor in cooperation with Provinzial Asset Management GmbH. The purchase is being made as part of a forward funding deal. The seller is a property company of Profi Select Coriolanus GmbH and Laukat Gruppe GmbH. The transaction was accompanied by Neopolis Advisory from Berlin. A heritable building right with a term of 99 years exists for the construction sites.
On two opposite building sites in the street “Zum Mühlensteig”, six residential buildings (five multi-family houses and one semi-detached house) with 57 residential units and a total rental area of approx. 4,575 m² are being built on a total plot size of over 8,300 m². In addition, a parking deck with 39 parking spaces, 75 outdoor parking spaces and 164 bicycle parking spaces are planned.
The one- to four-room apartments, with living spaces ranging from 42 to 148 m², appeal to a broad target group. Each apartment has a loggia or terrace and will be equipped with a fitted kitchen. The entire residential complex will be built in accordance with KfW55 EE. Construction will start in February this year and completion is scheduled for the end of 2023.
The municipality of Schulzendorf, southeast of Berlin, has around 9,000 inhabitants and is part of the Berlin metropolitan region. BER airport is just 7 km away. The proximity to the science and media location Adlershof and the new Tesla plant increases the economic attractiveness of the community. All facilities for daily needs such as medical practices, bakeries and supermarkets as well as kindergartens and an elementary school are located on site.
