Stuttgart, June 02, 2022 – AIF Capital Group, a specialist in regulated alternative investment funds, has acquired a parking garage in a central location of Barcelona. The purchase of Parking Financia is for the open-ended special alternative investment fund (AIF) “Parking Fund Europe“, which focuses on parking garages and underground garages. The newly acquired property is located at Calle Mallorca 274 and has 230 parking spaces on five levels. There is a long-term lease agreement with one of the TOP 3 parking operators in Spain.
Parking Financia underground parking garage is the 7th property acquired for the fund launched in 2019. The investment property is located in the city center of the Catalan metropolis, conveniently situated between Avinguda Diagonal and Passeig de Gràcia. Due to its central location, the property is frequented by long-term parkers as well as short-term parkers of various user groups. With a population of around 1.7 million, Barcelona is the second largest city in Spain and the economic center of Catalonia.
AIF Capital Group has been investing in the parking industry since 2011 and is the market leader in this segment. In this context, underground parking lots and parking garages are in a phase of transformation: ESG requirements, rapidly changing mobility behavior, increasing competition for space, especially in metropolitan regions, and the rapid increase in electric mobility with the necessary infrastructure are key changes in the sector.
Daniel Wolf, Managing Director of AIF Management GmbH, says: ” In light of the dynamic changes in the parking sector, we see a continuously increasing importance of the segment and at the same time a broad acceptance as an independent asset class. With the purchase of Parking Financia in Barcelona, we are investing in a highly frequented and sought-after location that offers all the prerequisites for a modern, inner-city mobility hub.”
With its fund products, AIF Capital enables institutional investors, among others, to specifically invest in a Europe-wide diversified parking portfolio. The specialists for regulated, alternative investment funds consider investments in this segment to be strategically sustainable because they generate stable and crisis-resistant cash flows over the long term.
AIF Capital Group is additionally active with several funds in the areas of care and social real estate, residential, food retail as well as in the segment of sustainable infrastructure, among others in the area of renewable energies.
