Stuttgart, 14th of June 2023 – AIF Capital Group has acquired a projected residential complex for assisted living for the open healthcare fund AIF Fürsorge I. The Stuttgart-based investment vehicle now comprises 14 properties. With the purchase in Weißenhorn, Bavaria, the specialist for regulated alternative investment funds is expanding the location and operator diversification of its healthcare fund. The residential facility is being sold by the project developer, illerSENIO Caritasverein Illertissen Betriebs GmbH from Vöhringen, which will also act as tenant and operator of the facility in the future. The parties have agreed not to disclose the purchase price.
The investment property is the realisation of a residential complex for assisted living with 52 residential units, which are spread over a total of four buildings. The property is located at Bodelschwinghstraße 1-7 in Weißenhorn and has a site area of around 4,300 m2.
The high-quality new building with a total rental area of around 4,050 m2 comprises modern two-room flats with an area of around 37 to 73 m², each with a balcony or terrace. A day care centre with social services is part of the overall concept. The residential complex also includes 26 parking spaces. Completion of the residential complex is planned for the end of 2023.
A long-term lease with an option to extend was concluded with illerSENIO Caritasverein Illertissen Betriebs GmbH as tenant and operator. The operating company belongs to the German Caritas Association and is one of the most established care providers in the region. With over 25,000 facilities, the Caritas Association is one of the largest welfare organisations in Germany and is considered one of the top operators in the assisted living sector.

The overall concept of high-quality assisted living flats with additional day care and social care is part of a balanced approach. With the acquired property in Weißenhorn, we are also expanding the geographical diversification of the portfolio to the federal state of Bavaria. We also continue to consistently focus on a high degree of operator diversification.”
Weißenhorn has around 13,000 inhabitants and is located in the Swabian district of Neu-Ulm, around twenty kilometres from Ulm. The newly acquired residential complex is centrally located in Weißenborn. All facilities for daily needs are in the immediate vicinity and can be reached on foot or by public transport in a few minutes. Weißenhorn is connected to the national transport network via the A7 and A8 motorways and the B28 trunk road.
AIF Capital was legally advised on the transaction by GSK Stockmann and on the technical due diligence by alea real. JLL was commissioned with a market value appraisal.
