Stuttgart, January 16th, 2022 – AIF Capital Group, a specialist for regulated alternative investment funds, has acquired a projected residential quarter for the assisted living sector in Saarbrücken. The purchase is for the open healthcare fund AIF Fürsorge I. With the planned residential quarter Am Anger in the Saarland state capital, AIF Capital is expanding the location and operator diversification of the investment vehicle, which now comprises nine assets. The seller and project developer of the residential complex is IFA Gesellschaft für Immobilien GmbH & Co. KG from Schillingen near Trier. The parties have agreed not to disclose the purchase price
The investment property is the realization of a residential quarter for assisted living in a central location of Saarbrücken-Dudweiler. The property has a site area of approximately 4,400 m² and is located on Theodor-Storm-Strasse. The planned residential quarter consists of three buildings with a total rental area of around 6,300 m2, divided into 84 apartments with apartment sizes ranging from 45 to 170 m². The residential complex includes 84 parking spaces in the district’s own underground garage.
All buildings are being constructed according to the KFW Efficiency House 40 standard and are characterized by a future-oriented and sustainable building design. The roofs of all buildings are greened. The car-free neighborhood has generous green and recreational areas as well as a high residential, leisure and recreational value due to many walking and hiking trails in the surrounding forest areas. The residential complex also has high third-party usability. Completion is scheduled for 2023.

With this investment, we are also ensuring further operator and location diversification for AIF Fürsorge I.”
The Am Anger residential quarter in the Dudweiler district of the Saarland state capital is located directly next to the Bürgerpark and the Bürgerhaus of Dudweiler and is very well connected to public transport with stops in the immediate vicinity. The city center and the main train station of Saarbrücken can be reached in a few minutes by car. All facilities for daily needs are located in the immediate vicinity and can be reached on foot in a few minutes. Saarbrücken is also connected to the national transport network via the A1, A6 and A623 freeways.
