Our Healthcare Investment Funds
The opportunistic healthcare strategy is aimed at investors seeking above-average returns. Investments are made in special situations, development projects and repositioning opportunities based on clearly defined business plans. Value is created through the active management of construction and redevelopment measures as well as the strategic repositioning of regulated care real estate.
The club deal strategy combines core and core-plus investments with targeted value-add approaches, particularly through the repositioning and modernisation of existing properties.
As part of this asset management mandate, we are responsible for the strategic and operational management of an extensive care home portfolio. Our focus is on ensuring sustainable income structures, optimising operator concepts and implementing regulatory and ESG-related requirements. Active management unlocks value potential and actively manages risks across the operator structure.
With our second fund, we have consistently built on our successful investment strategy. The focus is on acquiring high-quality existing properties in attractive micro-locations, as well as on optimising existing operational structures. Through active asset management and selective portfolio expansion, we aim to achieve sustainable value growth.
The AIF Healthcare Fund I marks a strategic entry into the healthcare sector and focuses on building a diversified portfolio of residential care properties in Germany. The focus is on properties let on long-term leases with established operators and stable cash flows. The fund specifically addresses the structurally rising demand for senior care resulting from demographic change.
