Senior Care Home: Ensuring Operations Through Renovation

On 1 September 2009, a new state regulation on residential care facilities in Baden-Württemberg went into effect. It stipulated that care homes were required to accommodate their residents in single rooms (100% single rooms). During a ten-year transitional period, care home operators were required to convert their facilities from double rooms to single rooms. This decision meant that many care homes in Baden-Württemberg were at risk of closure and the relocation of their residents.

Proactive Conversion to Mitigate Risk

Our senior care home was facing the same issue. To eliminate the risk, we proactively completely remodelled the facility and extended the property to not only house all existing residents in single bedrooms but also increase the number of available units to 108.

All activities were carried out while securing ongoing operations as well as the integrity of the care home and its residents.

We are grateful that the project received wide recognition by being nominated for the ICG Real Estate Social Impact Investing Award in 2022.
